What's Happening at Walden Woods

Winter 2009-2010

As you know, many things are changing in the real estate market. There are three things in particular that are VERY POSITIVE that we wanted to share.
 
Tax Credit expanded to include current homeowners:
In addition to the program being extended until April, no longer do you need to be a “first-time homebuyer” to be eligible for a Tax Credit. You are now eligible to qualify even if you are a current homeowner! We have included an insert from a link by The Massachusetts Association of REALTORS.
 
Eligible homebuyers now come in two categories:
1) 1st-Time Homebuyers: Any person who has not owned a principal residence in the past three years may qualify as a first-time homebuyer, but may be subject to income restrictions (greatly increased, see #2, below).
2) Long-Time Residents of Same Principal Residence: Someone who has owned a home and occupied it as the principal residence for any consecutive five-year period during the last eight years may also be eligible for a credit (also subject to the new income ceilings. This does include current homeowners, so long as the home was both owned and occupied by the taxpayer for at least five consecutive years.)
 
Exclusive mortgage package to Walden Woods buyers:
Qualified buyers can take advantage of a 30-year fixed mortgage with rates as low as 4.5% APR! Other features include extended rate locks, processing fee waiver, and “no condo review.” As with any financing program, rates and terms are subject to change but we would be happy to connect you to Middlesex Savings Bank, which is offering a special mortgage packages to Walden Woods buyers.
 
Exciting new floor plans:
We have been hard at work developing exciting new floor plans that include new ranches, first-floor masters, and townhouses. We have attached a couple for you to view.  We welcome you to revisit and see all our new plans and walk through some we have under construction. Please note our winter hours are daily 11-4, and by appointment.
 
We are excited to report we are working with buyers who still need to sell their current homes to reserve and lock in the lot and floor plan of their choice. We are setting closing dates so they can feel comfortable and safe lining up their new home while being able to take full advantage of all the exciting incentives the current market is providing.
